For the other, over 100 items let&#8217;s work together to insure nothing in the purchase process is missed.    </p><p><strong>Item #1 &#8211; Notes to add &#8211; Purchase Checklist in Escrow &#8211; </strong></p><p>Today&#8217;s Home Buyers Checklist item is focused on a home money scam of critical concern to home buyers and sellers. But especially- Paradaise Valley Home Buyers need to be aware.  Recently individuals have been hacking into personal e-mails and <span style="text-decoration: underline;">sending unauthorized instructions to escrow companies</span>.  These individuals are in essence, &#8221; sending instructions to escrow companies to wire the closing funds to bank accounts other than those of the home buyer or home seller.  Previously nefarious characters were simply using e-contacts to spam and send promotional e-mails. Now thieves are studying the habits of the owners of an e-mail account.  Then, reading the content, to see how money might be solicited/stolen from the owners contacts.</p><h3> Add to &#8220;In Escrow Notes&#8221;</h3><p><strong>For example.</strong> You have been e-mailing your bookkeeper instructions for payments for normal business bills.  A <strong>hacker could send an e-mail from your account</strong> to your bookkeeper to wire funds to an account other than yours. If the bookkeeper does not check with you. <span style="text-decoration: underline;">Unauthorized funds would be sent to the criminals bank account</span>. The home money scam has now expanded to real estate transactions, as thieves look for homes that go into a  &#8216;sales contract&#8217;. And then they send an e-mail that looks <strong>as if </strong>it is from the escrow company requesting funds go to the criminals specified bank account. This may occur at any point  prior to or even after the closing date of the sale.So, please add this beware item to your,<br />home buyer purchase check list.</p><p><strong> Seller and Buyer Tip &#8211;</strong> So please add to your Home Buyer Purchase Checklist to make sure to speak directly with your escrow officer and confirm all wiring instructions are correct. Make sure you&#8217;ve taken every precaution to insure your money arrives safely in your account. Or for example, the new guy who calls from a big national search sites.<br />So <strong>Step #1. </strong> Is,<strong> before</strong> you begin your home search for an investment/home that <strong>can cost easily over one million dollars</strong> &#8211; is determine first what #1. Qualities #2. Talent #3 Experience #4.Degree of integrity #5. Level of Knowledge you are looking for in the <strong>professional</strong> that will<span style="text-decoration: underline;"><strong> be advising and guiding</strong> you through, an over million dollar home buying process</span>. But yes, of course, you can start with friendly.</p><h2>Proportionate Degree of Success</h2><p>The expression <b>“ there is a difference</b> “ is incredibly true when selecting a Realtor. Historically however, Home buyers have given little weight to the value and variances in Realtor expertise and integrity.<br />I see this demonstrated daily. It&#8217;s hard to succinctly explain, &#8216;The differences in Realtors&#8217; in short a real estate article. I can only share that.  The home buyers, who work with the <a href="https://paradisevalleyluxuryhomecollection.com/contact-realtor/">Best Realtor</a> &#8211; with the highest degree of integrity &#8211; will be in a nicer home at a better price than those that do not.  The good news, for Home-buyers and Home &#8211; sellers that do <strong>not</strong> know<strong> their<span style="text-decoration: underline;"> is a difference</span></strong> in real estate professionals is, they will be blissfully unaware of what they missed out on.</p><h2>Skills to Look for in a Real Estate Teammate</h2><p>An excellent Realtor is far more than an individual who looks at homes with you; The <strong>Best Realtor</strong> is a <strong>talented</strong>, experienced professional that is <b>part- investment consultant, part-attorney, FT-critical negotiator, FT- Real estate analyst, FT- Managing director of a strategic legal transaction, part time doctor of psychology, mediator, a trades resource and more.</b> The Best Realtors will have all these of skilled talents and most importantly, the Best Realtor you select/hire should also have the unwavering<b> personal qualities of integrity</b>,<b> unwavering character</b> and <b>morals</b>. Huge amounts of money are involved in a purchase of a home. So your Realtor must first and foremost be <b>100% committed to your goals</b>, <strong>best interest</strong><span style="text-decoration: underline;"> and advise &amp; negotiate accordingly</span>. If you consider any of the above a &#8220;given&#8221; for any real estate agent;  I assure you, they are not.</p><h2>Expertise &#8211; How it contributes to a higher level of Home Search Success</h2><p><b> Expertise</b>, If you are buying a home in the Paradise Valley, Scottsdale or Arcadia area, a strong knowledge of the area is critical. <strong>Values in these expensive communities vary from street to street. </strong>Therefore, a Realtor not possessing the detailed knowledge of these communities will not able to provide <b>accurate data.  </b>In other words, does he or she know the<span style="text-decoration: underline;"> additional percentage value</span> of “Exeter” in Arcadia than Lafayette? How much more is a home worth in Arcadia on a 18,000 square foot lot vs. a 12,000 square foot lot. Which street in Paradise Valley is worth more? If the Realtor does not know, how can they advise you properly on the home purchase ?  When you see a house you like, will your Realtor say ????</p><p><em>“Yes this is a nice house… I see the features you like here &#8216;HOWEVER&#8217;,  if you would consider waiting a bit, I know a <b>better</b> home with all these features will come on the market&#8221;.  In other words &#8220;don&#8217;t settle&#8221;</em></p><p>As a specialist in these communities.  I have seen hundreds of homes and can honestly say, that after three to six months of looking, you may <strong>not</strong> have seen the <em>Best Home</em> yet to come.<b> I mentioned the importance of hiring a “talented/ experienced” Realtor </b>a few years ago<b> to a guest at my open house</b> and he just sort of gave me a knowing smile like &#8211;<strong> As if</strong>  “oh sure, you’re just feeding me a line so you can get my business” .</p><h2>Home Buying in Retrospect &#8211; Lessons</h2><p>Years later,  the same gentleman came into my house complaining that, “ he bought the wrong home etc” and he told me, “he didn’t recognize some of the homes less than ideal features and was not educated by the Real estate agent he  <strong>&#8220;hit it off with”.  </strong>  Sadly he learned the hard way, the importance of working with a <b>GREAT </b>Realtor. When he tried to sell the “nice but average home “, he realized.  He had earned little equity in relation to the market. And his home was harder to sell. Years earlier, when I had shared<strong> thoughtful words of caution</strong> with the gentleman, it was <strong>not</strong> because I needed his business. My goal was to help and educate. I cared about him as an individual. And I knew, I could do a great job for him and his family. To find an <b><i>experienced, talented Realtor</i></b> like any talented professional with <span style="text-decoration: underline;">your sole interest at heart is a rare asset</span>.  <b>“There is a difference” </b>. Integrity and character are number #1 for me , I have waived clients off six million dollar purchases only to later find a fantastic home, equally as nice for 3.7 million. In 2021, 2022 and 2023 home prices were rising so fast that even homes that were initially over-priced eventually became a fair value. Those times are changing. Let&#8217;s look at the how homes become over-priced in the first place. Then how you, as a Paradise Valley or Scottsdale home buyer can purchase a great home at a great price.</p><h2>“How do Paradise Valley Homes get Overpriced in the First Place?</h2><p>In the article below, I will share 5 (five) key insights <strong>#1.</strong> How Scottsdale and Paradise Valley homes get priced over market value. <strong>#2</strong>. Behind the scenes negotiating with <strong>seller’s agents</strong> on these homes. <strong>#3.</strong> Understanding, “<strong>The mind of the home seller</strong>”. Pricing their homes substantially OVER comparable sales. <strong>#4.</strong> Show the journey of an overpriced Paradise Valley home or Scottsdale from listing to sold. <strong>#5. </strong>When is the best time to make an offer on one. <strong>#6.</strong> Lastly, what over priced Paradise Valley-Scottsdale homes eventually sell for.  You may ask yourself. Do they end up selling for more or less?</p><h2>Will an Over-priced home sell and to who?</h2><p>First and foremost, it is important to note that with very little exception. Homes of equal size, age, floor-plan, construction quality, similar finishes, equal views, lot size in a like <u>area will sell within a predictable price rang</u>e. There are only two real exceptions to the following rule.<strong> #1.</strong> A home buyer makes a hasty purchase without fully studying the market. <strong>#2.</strong> Buyer is working with an agent who does not properly counsel the buyer about the market and current home prices.<strong> 2B.</strong> Agent counsels client but the buyer decides to proceed regardless of counsel. <strong>#3. </strong>A variation on number one occurs. In this scenario. A buyer comes to Paradise Valley Arizona from a higher priced market. Example being Los Angeles CA or Manhattan NY. In this instance. Home prices may look so attractive, the home buyer may ignore comparable &#8216;sold&#8217; homes prices and overpay for a home.</p><h2>Equity is Achieved at Purchase in Paradise Valley</h2><p>As an illustration of this. I spoke to an individual a week ago from San Francisco. This buyer paid almost full price for a home 6 months ago that had been on the market in Scottsdale for<span style="text-decoration: underline;"> over a year.</span> He paid <span style="text-decoration: underline;">approximately $80,000 over market value</span>. Sadly, he decided to move back to San Francisco. Then wanted to re-sell his home for the amount he paid for it. I kindly wished him luck. I passed on pursuing the listing. Sadly, his error will be a <strong>$125,000 mistake</strong> after commissions. So are  ‘ Unicorn buyers’ out there?  Yes, but I never suggest sellers wait for them. And recommend buyers be &#8220;market aware&#8221;. </p><h2>Who Determines the Listing Price for an Over-priced Home?</h2><p><strong>Scenario #1</strong>. A home seller loves, loves his house, and believes his house is the best house in the whole neighborhood. &#8220;Not only is his home the superior home in the whole neighborhood, but the house around the corner is “listed “for 1.2 million&#8221;.  So if the neighbor has an &#8216;inferior home&#8217; listed for 1.2 million. The seller with a &#8216;superior house&#8217; must be worth 1.4 million. Now in this scenario. The seller’s belief in his home&#8217;s value is as strong as his belief in knowing his name. Recent sales and statics will be immaterial to this seller initially. So there are three issues here <strong>#1.</strong> First the neighbor’s home is <strong>“for sale”</strong>  not sold <strong>#2. </strong>The neighbor’s home may also be overpriced. <strong>#3</strong>. The seller is not factoring in actual<strong> &#8216;sold</strong> home prices&#8217;. Instead using home prices of <strong>&#8216;active</strong>&#8216; Paradise Valley or Scottsdale homes.</p><p>If you are reading this and this seller&#8217;s approach to home pricing sounds crazy. Trust me it&#8217;s true. It happens all the time. In 2024 Over-priced Homes in Paradise Valley Return. Including Scottsdale Homes.<br />What is fascinating to me is. Many of these home sellers are very nice, brilliant individuals, doctors, CEO&#8217;s and successful business owners.</p><h2>Factors going into D<span style="color: #000000;">etermining</span> List Price for an Over-priced Home</h2><p><strong>Scenario #2</strong> A Home seller looking to get a high number for his house meets with several Real Estate agents. Each agent meeting with the home seller ascertains fairly quickly, the seller is the  &#8216;type’ “looking for a high number.  Even the newest agents understands, “if you tell a seller, (who thinks his house is worth more than everyone else’s) a realistic ‘list price’. There is a 97.5% chance the “honest “ agent is <strong>not</strong> getting the listing. These types of sellers are looking for “validation” on their pricing thoughts. If an agent vying for listing insinuates the number is ‘too high”.  That agent is out of the running for the listing. There is no reward for honesty in this case. In this case, the real estate agent that obtains the listing has agreed to #1.<span style="text-decoration: underline;"> list the home at sellers preferred price</span>. #2. Told the seller what they wanted to hear in terms of home presentation. Or may have made a few suggestions they knew would be acceptable to home seller.  The net result is &#8211; 2024 over-priced homes in Paradise Valley.</p><h2>The Favorite Niece Component of Determining List Price</h2><p><strong>Scenario #3.</strong> A home seller meets with a Real estate agent. The agent may be newer or now days there are many, many individual’s becoming <strong>part time</strong> real estate agents. Individuals looking to make money on the side. These part time agents solicit their friends, parents at their children’s school, buyers and sellers at their husband/wife’s business, charity functions etc. Many of these new agents or those working for years as <em>part timers</em> have little actual experience. Most of these very friendly <em>part timers</em> do, one, two or three transactions a year. Can you imagine any field where hundreds of thousands of dollars are involved. Yet the central figure has little formal experience. Works part time but has a great personality and wins business because they&#8217;re someone’s friend? <strong>Would you have a friend do plastic surgery if they were new or did plastic surgery part time?</strong></p><h2>Case Example &#8211; Over-priced Home Paradise Valley</h2><p>In the case of a real estate transaction. The seller asks this part time or newer agent, “what she/he thinks the home is worth?” The friendly agent miscalculating the numbers comes up with a high price based on inaccurate calculations of data or a price below market.  And just as an FYI , I promise you,<strong> these agents will sound absolutely 100% authoritative &amp; confident.</strong> This is regardless of how little they actually know. It happens all the time. I have heard agents at open houses speaking &#8220;as if &#8221; they wrote the book of real estate. Not uttering a single fact accurately. Thus becoming a contributing factor for 2024 over-priced Homes in Paradise Valley</p><h2>The &#8220;I Want a Bigger Boat Home Pricing&#8221;</h2><p><strong>Scenario #4. </strong>As I am writing this article, a call comes in from a seller’s agent that said, “her client did not want to “<em>come down on price of a home (my client made an offer on), because he wants to net $100,000</em>”.  Uummm, interesting I think.  Now mind you. The amount the seller wants has absolutely nothing to do with “relevant &#8216;sold&#8217; home prices in Paradise Valley or the value of his home. The home has only been on the market a short time and the seller simply “wants to make $100,000” . WOW !!  Really?The seller just arbitrarily picked a number he wanted to net, then instructed his agent to ask for it.  Part of the 2024 Over-priced Homes in Paradise Valley story.</p><h2>Paradise Valley Home &#8211; Over-priced Analogy</h2><p>Imagine you were interested in buying a 2022 BMW 7 series car. Conveniently, there were twenty five 2022 7 series BMW&#8217;s that had sold in Scottsdale in the last 6 months. Selling for between $55,000 and $65,000. So you call a seller with a 2022 7 series for sale in similar condition and mileage of those sold. The seller says, &#8221; he wants $82,500&#8243; and you exclaim,“Wow that is substantially higher than the others that have sold”.   He responds with, “<strong>well that’s what I want to make”</strong>.  Or he says, “he wants to pay for a vacation so he needs to sell for his number&#8221;. We see this type of response from overpriced home sellers all the time. Are you going to be the one to pay the extra? Hopefully not especially since you are doing research. Being aware and educated is essential.</p><h2>Behind the Scenes &#8211; Home Purchase Negotiations</h2><p>This conversation with the seller’s agent above brings up the next topic, <strong>“Behind the scenes.</strong> <strong>Negotiating with the seller’s agent</strong> of over an priced homes. In the case above, the seller’s agent was a very nice agent and she actually inadvertently sent more ‘comps’ that supported my clients (buyers) offer and apologized. She was genuinely disappointed her seller was so unreasonable. The home she had listed had only been on the market 27 days. It is very typical for the “over -priced “ home sellers to be very stubborn and unrealistic in first thirty days. <span style="text-decoration: underline;">This changes dramatically as days on market turn into months on marke</span>t.  In 2024 Over-priced Homes in Paradise Valley Return.</p><h2>The Real Estate Agent and Paradise Valley Pricing</h2><p>In our business there are<strong> <span style="text-decoration: underline;">three types of agents representing over -priced homes</span></strong>. <strong>#1</strong> Those that know the home is over-priced and kindly and professionally do their best. <strong>#2.</strong> Those that are blissfully unaware and lastly.  <strong>#3.</strong> The cocky agent who is clueless but speaks with such confidence and arrogance that it’s hard to feel sorry &#8211; for him/her when they lose the home listing 6 months later because the home did not sell.</p><h2>A Behind the scenes Real Estate Story.</h2><p>Five months ago I had an experience with just such a cocky agent. My clients were going to make an offer on an overpriced home. I called the agent, essentially a preliminary call regarding submitting an offer. The agent was sort of cocky and rude.  The agent insisted, “the offer needed to be close to asking price. That was five months ago. The other day I just showed that same home again to another client.  The listing agent took me aside at the showing.  He could not have been sweeter. He suddenly became the nicest man I ever met.  Basically apologized and was begging me to bring an offer. Quite the change of tune. He realized the mistake and was now very nervous. Noting: His listing contract with the seller was about to expire. Meanwhile the sellers had spent five months on taxes, utilities, home maintenance etc.</p><p>The home could have sold months before. Now when the home does sell, it will sell for less <strong>and</strong> the sellers <span style="text-decoration: underline;">will lose all the money they spent maintaining the home</span>. <strong>Most Home sellers do not know how their real estate agent is interacting with agents representing buyers</strong>. I can promise you; many Home Sellers would be shocked to see how their agent represents their home and their interest.</p><h2>Months 1 &#8211; 4. <span style="color: #800000;">On Market Over-priced in Paradise Valley</span></h2><p>Over priced seller maintains a cocky attitude based on his own beliefs and a bravado of his homes value or what he wants out it. This bravado is typically <span style="text-decoration: underline;">not</span> based on any facts or data on the homes actual market value. <strong>Month 4</strong> – The seller is still slightly confident and cocky but wants to meet with his agent more often to <span style="text-decoration: underline;">‘discuss pricing and the need to ramp up more marketing’</span>. At this time, the seller will tell his agent, &#8220;she /he needs to do more marketing&#8221;. The smart agent will kindly explain, “<strong>all the marketing in the world will <u>not sell a home that is over-priced</u>. </strong>Unless of course, they find the one wealthy buyer who just fell off the turnip truck.</p><h2>Month 6.  <span style="color: #800000;">On Market Over-priced</span></h2><p>The seller is getting frustrated and starts to blame the agent for not bringing an offer. At this time, he may interview more agents. The newly interviewed agents will promise the world and there is a mutual kumbaya, that the first agent didn’t do his/her job. However, just for good measure, the seller and new agent agree to reduce the price a little. Hugs and kisses all around. First 30 days with new agent are all rosy with updates, an open house or two, another “broker tour” then showings slow down again and no offers.</p><h2>Month 12. <span style="color: #800000;">On Market</span></h2><p>The third agent is interviewed and hired.  At this point the sellers’ bravado is all gone. The seller is humbled, listens carefully, laments all the time his home has been on the market and of course all the expense. The third agent, if experienced, has seen this, time and time again and knows the seller is ready to soak up actual facts, so the agent <strong>brings actual home prices sales data</strong>. This time the seller eagerly listens to every word and may even suggest going lower than the comparable sales. At this point, the seller  is a mere shadow of his former confident self. The seller is essentially emotionally exhausted and upset about all the lost money paid out for bills etc. Unfortunately he was part of why, In 2024 Over-priced Homes in Paradise Valley Return.</p><h2>Month 12 and three days.  <span style="color: #800000;">On Market and Priced to Sell</span></h2><p>The home is finally priced at “market value” and receives an offer within 30-60 days and sells !! The third agent almost doing no work but being at the right place at the right time, is an absolute hero!!!</p><h2>When to Make an Offer on a Home you Feel is Over Priced.</h2><p>I come across this question all the time. Most people approach the offer in a manner that jeopardizes their chances of getting the home. <strong>The best time to make an offer on any home is when you are ready.</strong> Set an amount you feel the home is worth to you. Do not go over that amount. Key Point. The biggest mistake I see home buyers do is WAIT for the price reduction. Guess what? There are often times, five other buyers &#8220;being clever waiting for the same price reduction&#8221;. So what happens? There is a bidding war for the home. So the <strong>Best time to offer is actually before the price reduction.</strong> Make an offer when the seller is likely considering one. What should you do if a home you felt was over-priced sells? Exactly in line with comparable sales. 21 Months after first going on market. The additional time on market cost the sellers almost $105,000.00 for a vacant home. Not one additional penny was earned.<br /></strong></p><h2>Final Tips for a Paradise Valley Home Buyer</h2><p>If you’re a home buyer. I will share three home buying tips #1. <strong>Patience is key</strong>., the best home is yet to come.  #2. Work with a great, honest, not pushy agent that is a FULL time Realtor. A Realtor that will take their time to show you homes and educate you on the market and home prices.  Not a soccer mom/dad with a license or a friend who does it part time. #3. The over-priced home will collect days on market and will be purchased for less than you would have paid. Home list prices in Paradise Valley-Scottsdale are set by home sellers but <strong>&#8220;home sale prices&#8221;</strong> are determined by educated <span style="text-decoration: underline;">well informed buyers and their excellent Realtors.</span></p><h2>Final Tips for a Paradise Valley Home Seller</h2><p>If you are a seller. <p>One of the most important aspects; yet least understood part of the home purchase process is, how Paradise Valley home appraisals are done. In other words, &#8220;formulated&#8221;. Home appraisals are prepared for three primary reasons. <strong>#1</strong>. Homeowner is refinancing an existing loan on a property. The lender requires a new appraisal. <strong>#1B.</strong> A NEW lender needs an appraisal done for a<strong> new</strong> loan. <strong>#2.</strong> A Home buyer is purchasing a home and the bank requires an &#8216;appraisal&#8217; in order to establish value and approve the loan based on the value of the security. <strong>#3.</strong> The third most common appraisal is ordered independently by the home owner. This appraisal is ordered to determine or obtain an estimate of a home’s market value.</p>
<h2>When is a Home Appraisal Ordered</h2>
<p>In many cases appraisals are ordered prior to placing the home on market for sale.  In the first two scenarios. It is the lenders primary goal to be assured they have a “valuable security” in the event of default. Essentially an &#8216;asset&#8217; &#8211; The lender requires a security ratio that meets lender guidelines. For example, If the borrower is qualified for a $800,000 loan on a $1,000,000 property (Known as an 80/20). The lender/note holder requires confirmation the property is in fact worth $1,000,000.</p>
<h2>How do Appraisers Appraise a Paradise Valley Home</h2>
<p>So let’s get to it. How Paradise Valley Home Appraisals are Done, actually formulated. The myths and the facts of appraisals. In any home appraisal. The appraisers goal is to compare similar “sold” properties with the “subject” property and then make &#8216;feature value adjustments’. Adjustments up or down are made based on the plus or minus attributes of subject property versus, the properties being compared. Seems easy enough right? Well it is not so cut in dry in the custom luxury market of Paradise Valley, Scottsdale or Arcadia AZ.</p>
<h2>The Tract Home Appraisal</h2>
<p>In tract home communities. There are usually three or four floor-plans, most of the homes are on similar lots with similar features. Minor adjustments might be made for a home with granite counter tops vs. Formica. In addition, because the price range in tract communities are so much less. The <span style="text-decoration: underline;">adjustments are less significant</span>.</p>
<h3>Examples &#8211; Tract Appraisal</h3>
<p>For example, if a home being appraised is the same size as a home that sold two weeks ago. On the same size lot, built the same year. Neither home with a pool, however one home has upgraded counter tops in kitchen and bathrooms. The appraiser may make a line item adjustment as a &#8216;plus&#8217; for the subject property of $5,000.00. If the comparable home sold for $400,000 the additional upgrade of the granite might allow the subject property to be appraised for $405.000. If this still seems easy and clear cut &#8211; ahhh wait. It gets more complicated as we move up to custom luxury homes. That is why there are appraisers certified to do appraisals on properties valued at over a million dollars. Below is an example of why there are specific appraisers &#8211; <em>certified for luxury homes.</em></p>
<h2>The Luxury Home Appraisal in Paradise Valley</h2>
<p>How Paradise Valley Home Appraisals are done is<strong> fundamentally</strong> the same way as tract communities. Firstly, there is a value comparison of like properties similar in size, age, condition, lot size, views, gated vs. non gated, pool, no pool, age range, size range, proximity etc. However the stakes and<span style="text-decoration: underline;"> features, carry substantially more weight and vary dramatically in the luxury home market.</span><br />
Not only do the standard finish variables carry more weight. In addition, features not as easily jotted down on a standardized form have a significant impact on value.  For Example. The actual over-all presence of a home. How finishes are installed, manner and feel of construction, design<span style="text-decoration: underline;"> and floor-plan</span>. In the luxury real estate market, particularly in Paradise Valley. We may see two 6500 square foot homes. Both built same years, same size lots etc. However from a personal perspective.  You may enter one of these homes and it may feel and look absolutely breathtaking.  Whereas the other <strong>may feel like an over-sized tract</strong> home.  I see this all the time. So, what is the “luxury homes market value. <strong> How is fit, finish and presence justified/quantified on a piece of paper.</strong></p>
<h2>The Un-quantifiable Must be Quantified in Luxury Appraisals</h2>
<p>Can the luxury home appraiser check the adjustment box “breathtaking? &#8221; No, they cannot.  As an interesting note here. Even IF the appraiser were to itemize the finishes on the “appraisal forms”.  The homes may sound equal. Both may have marble, hardwood, etc. However again. The #1.Application #2. Design #3. Build Quality and  #4. Presence of one may make the luxury subject property’s market value (to the savvy luxury buyer) a million dollars more.  Having <strong>subjective variables like these carrying so much weight with the luxury home buyer.</strong> Therefore, qualified Luxury Appraisers must be allowed to submit appraisals with a very high degree of manipulation. There are so many variables factored into the value of a luxury home. I could write entire articles on any single value adjustment on any luxury home appraisal.</p>
<h2>Appraisal Adjustments in Paradise Valley &#8211; What are They</h2>
<p>For example “Views”. ‘View&#8217; value assessment’ alone could be a book. Don’t get me started. I have been working as a Realtor specializing in Luxury Homes for a number of years. As a result, I&#8217;ve learned a book or two about luxury homes. For instance, <strong>one of the most interesting facts to me is.</strong> One of the most significant features affecting a Luxury Home’s value is <span style="text-decoration: underline;">not typically part of the appraisal</span>, even though this singular feature can <strong>affect up to 35% of a luxury home’s market value</strong>. Yet little or no value is given to it on the appraisal. There is limited space here to review details. However please free to <strong>call me to find out what may affect up to 35% of a home value but is NOT on the appraisal form.</strong></p>
<h2>Weird Science Appraisals</h2>
<p>Before we get to the rest of the article. Is anyone reading old enough to remember the movie weird Science. I digress. Following is an example of how appraisals <u>work and how they can be manipulated</u>. However, as I write this article I am not placing any judgement whatsoever on the ability of appraisers to manipulate an appraisal. But to educate and <strong><u>dispel</u></strong> any<strong> myth</strong> <span style="text-decoration: underline;">that appraisals represent supreme value accuracy</span>. I am here to share. #1. Home appraisals are simply a &#8216;<em>science of opinion&#8217;</em>. Depending on the #2.Experience of appraiser #3. The purpose of appraisal. #4. The “intent” of appraiser. The completed appraisal for the<strong> <u>same luxury home can vary wildl</u>y.</strong></p>
<h2>Example of &#8216;S<em>cience of Opinion&#8217; </em>Appraisal</h2>
<p>I had a buyer interested in an exclusive pocket listing of mine in Paradise Valley.  The seller said, &#8220;he would be happy to sell his home for &#8211; &#8220;appraised value”.   I said, “great”, the buyer would be happy to pay “true market value” which should translate to<em> “A</em>ppraised value&#8221;. Meaning, what others buyers paid for similar size, age, featured homes in the same community.<em><br />
</em>To make sure the seller felt 100% comfortable with market value, I provided the names of three very experienced Paradise Valley appraisers. I further suggested that the seller, “interview the different appraisers&#8221;.  Then “pick the most experienced Paradise Valley appraiser. With whom they felt most comfortable”. I offered, “that I would need not information on whom they selected”. I was nice, honest and helpful.</p>
<h2>How Appraisals can be Inaccurate</h2>
<p>How Paradise Valley Home Appraisals are done <span style="text-decoration: underline;">and not done correctly</span>. 10 days after discussing the appraiser options with sellers . I receive the appraisal from an appraiser based in central Phoenix. Not an appraiser specializing or intimately familiar with Paradise Valley homes. The seller did not use any one of the three professional Paradise Valley appraisers I shared. Therefore, the appraisal came in approximately $125,000.00 OVER true market value.  I know this because that home later sold after 202 days on market for<strong> 125,000 less</strong> than appraisal prepared by the central Phoenix appraiser.<br />
You ask. how did that happen? First we have go back to the cornerstone of any appraisal which should be “like properties” with adjustments according to the “public&#8217;s cash value assessment of attributes or negatives.”</p>
<h2>Let’s Appraise the Seller’s Paradise Valley Property</h2>
<p><strong>#1</strong>. The subject property was #1. Very dated with very basic finishes #2. Condition was a &#8216;5&#8217;. #3. The yard had virtually no landscape. The pool was in a very odd location. All of these issues were fine with my buyers. Again as long as they paid market value. However, the appraiser did not use “like home comparables”.  The appraiser used homes that “penciled out” as ‘like homes comparable’ i.e. same age range, similar square footage etc but on fundamental points, <span style="text-decoration: underline;">the homes were not equa</span>l. So rather than use all the sales in the last six months of equal, similar, condition, finishes, yards, age, size homes which <strong>sold</strong> for between 2.45 million and 2.75 million. The appraiser used “sold’ homes that matched only the subject property’s base attributes. Age and size were equal but the compared homes were superior in all other areas.</p>
<h2>Comparing Homes For Sale in Paradise Valley</h2>
<p>In this manner, the appraiser was <u>able to adjust the subject properties ‘appraised’ value U</u>P. The appraiser matched only the <strong>base criteria i.e size and age homes.</strong> Then applied sold homes that were <em>perfection, beautifully remodeled, gorgeous yards, landscape, condition &#8216;9&#8217;, impressive entries and interiors.</em> In addition; to support the two impressive “sold’ homes. The appraiser used “active listings” to also support what the subject home might sell for. The application of ‘active listings ‘is part of a standard ‘ home appraisal’.  However the appraiser used <u>the most expensive</u> “active listings&#8221;.  Then made an adjustment downward from a “high point”.  Rather than using comparable homes that were more reflective of the subject property.</p>
<h2>Playing with the Appraisal Numbers</h2>
<p>So the appraiser<span style="text-decoration: underline;"> manipulated the standard &#8211; </span>allowing for a higher appraised “market value”. Did the appraiser technically do anything wrong?  Actually no.  In Fact, by guidelines he/she followed the rules. Was the finished ‘appraisal’ accurate or reflective of the homes actual market value? The answer was a resounding “no”. Did my buyers purchase the home? Again the answer was a “no”.</p>
<p>Both of the Homes featured below were built within one year of eachother and livable space is within 400 square feet of eachother.  One sold for 2 million MORE.<br />

<h2>Tips for Ordering an Appraisal in Paradise Valley</h2>
<p>My recommendation when ordering an independent appraisal is <strong>#1</strong>. Make sure to use an appraiser very familiar with the area. <strong>#2.</strong> If you are appraising a luxury property make sure to use a appraiser certified to do luxury homes.<br />
<strong>#3.</strong> <strong>Make sure the appraiser knows you are looking for an accurate, fair market value appraisal.</strong> Home appraisals can be similar to how politicians play with numbers to favor their agenda. In other words. An appraiser can manipulate the numbers in such a way as to raise or lower the &#8220;appraised value of a home&#8221;. So make sure your appraiser does not &#8220;play&#8221; with the numbers. There are so many features that factor into a buyer’s value decision for a home. The very best, most experienced Realtors have the knowledge to quantify those numbers into a reasonable range price when considering a purchase offer. Or assist in determining market value in order to sell a luxury home for the highest price. Please note.  I said the &#8220;<strong>Very Best Realtors</strong>&#8221;  I did not say, &#8216;check with your friendly local real estate agent or a friend with a real estate license&#8217;.</p>

<p>*As a result of the financial crisis circa 2008.   Federal guidelines mandate that all home appraisals are to be arm’s length transactions.  Lenders are not supposed to be able to have any influence on the appraisal results. Laws instituted as result of the 2007-2009 financial crisis. Lenders are required to order appraisals through “independent appraisal management companies”. Oddly enough Wells Fargo bank owns one of the largest independent appraisal management companies. &#8220;Arms length? &#8220;<br />
