Home Selling and Home Buying – Considerations
Is there a build-able lot next door. Paradise Valley, Arcadia and Scottsdale have become a highly sought location by for luxury builders. And those interested in building custom homes. If the home being considered for purchase has it best views to the south, for example, looking at Camelback Mountain… and the house directly to the south was built in 1968 and is 2400 square feet. I highly suggest you consider. There is a distinct possibility that the home will be sold and the new owners could potentially build up to 24 feet.
Paradise Valley has some very strict building guidelines which are adhered to. Arcadia is less restrictive. Noting zoning restrictions are NOT full proof protection for preserving all views. Especially in Scottsdale; Scottsdale has some strict zoning *but it is not uncommon for Scottsdale to waive or NOT enforce zoning restrictions. Understanding the zoning possibilities of neighboring homes will give you a pretty good handle on your risks. Views are one of the most sought after features of a home in these highly desirable communities.

Home Selling – Value of Small Improvements
Please note, there are dozens of nuances to the ‘value of views” from which rooms, angles etc, it is best to consider those factors on-site. Another important “buy quality” is light, how much natural light enters a home can be a key buy/sell feature.. I recently had a listing that was on the market with another Realtor for over a year, the seller frustrated called me in. Along with other steps to increase the value of the marketing program and Home. I kindly asked the seller to remove the darkening film on the windows. Although the home had lots of windows, it read “darker”. The owners were insistent, “ it would not be worth the cost to remove the film and the sellers felt buyers would like the fact their energy bill would be less with the darker rooms”.
A happy client is always my goal, so I offered to pay to have the window film removed, The clients agreed and we SOLD the home within 45 days. Unless you specifically like dark homes, I recommend adding “homes with lots of light/ bright rooms” to your search criteria, bright homes will always sell faster and for more.
