#2. The most desirable areas always rise the fastest (in an up market) and decline the slowest in a declining market.

 So Paradise Valley,  Scottsdale and The Arcadia neighborhood zip codes 85253,85262,85255,85259,85260, 85258,85250, 85251 and the – 85018 zip code for the very popular Arcadia neighborhood are those in some of the most sought after zip codes for those looking for the Finest in Residential Real Estate.  However, these real estate markets are ever changing, read below for the latest trends

A QUICK HISTORY REVIEW

Between 2022 and 2023,  During Paradise Valley highest housing demand period, there were at times less than 60 homes available for Buyers interested in Paradise Valley.  Today in October,  my clients can choose from over 160 single family homes for sale.

Oct 5th 2026 Report- There have been 28 sales in 85253  between Aug 5th, 2026 until Oct 5th. 2026,  and 27 sales – based on the same criteria in 2025. 

Noting: Paradise Valley has ‘higher value neighborhoods’ – and lessor value neighborhoods for a specific neighborhood trend analysis, please feel free to call,  it will be an informative call.  

During this period in 2026, the overall per square foot price was $1,075 per square foot in the most desired portion of Paradise Valley reflecting a sale to asking price difference of  (minus) -6%. With average days on market being 118 days on market. A decrease of 41.6% in 2026 for days on market 

During the same period in 2025, the overall per square foot price was $763 per square foot,  for the most desired portion of Paradise Valley reflecting a sale to asking price difference, comparable to 2026 of  (minus) -6%. With an average days on the market, being 180 days.

 Days on market,  indicates two primary market factors, The overall market demand and #2 Are sellers pricing their home to the market trends and values. NOTING: The difference between asking price and sale price,  based on the data, can be a little misleading AS, the data shows what the final/often reduced price difference was between list price and sale price – WHEN the home went into contract … which in a more balanced market (similar to now)  means; 

AFTER the property’s LIST price was reduced to within 6% of the buyers perception of value for that home compared to other homes, the buyer had seen.

Paradise Valley New Construction Sales 

New Construction homes in Paradise Valley were selling at an average of $1568.00 per square foot over the last 6 months – Based on the most common new construction size range of, between 6 and 9 thousand square feet . In comparison, New Homes Sales in Paradise Valley the year previously 2025- were selling at an average of $1,272.00 Per square foot… with a list to selling price of minus 6% . Whereas 2026 at a list to sale number of only minus 4%. Yes, the luxury market is looking still strong.

OBSERVATIONS

The per square foot selling difference between 2025 and 2026 is substantial.. What I observed was that in 2026 there were more properties selling that were substantially upgraded,  where as in 2025, in a unique set of circumstances,  many older , less remodeled homes were sold. Essentially buyers were seeking more bargains, for homes in the most desirable part of Paradise Valley, whereas in 2026, buyers dispensed with the idea of remodeling, preferring, more finished homes 

Reminding readers during Paradise Valley’s highest demand period in 2022 – 2023 . Paradise Valley reached a high of ,  an “average ask”  to sale price of  100% and less than 50 days on market before sale.  Currently, the average number of days on market is 118 days,  from the date of first public listing to final sale ….with the highest number of days on market during this  2026 sale period being 355 DOM. 

NOTING: The difference between asking price and sale price,  based on the data, can be a little misleading AS, the data shows *what  the final difference was between list price and sale price – WHEN the home went into contract … which in a more balanced market (similar to now)  means in some cases;  AFTER the property’s LIST price was altered to within 6% of buyers perception of value for that home compared to other homes offered for sale. 

Summary

Overall comparison – Sale prices of resale homes went UP for much improved homes… and there is still value in well built older homes needing remodeling. However overall prices for equally updated and quality homes are UP 9.9% – This places Paradise Valley as the highest increasing market in the Phoenix Metro area. And IN FACT Scottsdale came in 2nd at 3.2% increase, with ALL others Phoenix per square foot numbers DROPPING .

  It’s ‘telling’ as I was preparing this report,  another well known PV agent came to say “hi” …at my open house,  and made an absolutely incorrect market guess’ .   . Regarding his comment , “yes”… Mis-information is common, no matter the ‘ perceived’ knowledge…. or the degree of confidence, the information is shared. I personally prepare these reports and check facts twice, then send those to you. We live in a world now, where statements are made with no basis in fact… i.e. ‘simply to push a point of view’.  Meaning now, we all need to nod politely – “ trust but verify”. 

What the current numbers mean for those wanting to sell in Paradise Valley is: You can still get an excellent number for your home, but the competition is getting stiffer than in – 2022 and 2023 and buyers ‘pickier’,  so preparation, presentation, and marketing are going to be key.  Any respected Realtor can sell a home, but to sell at top dollar,  with the highest degree of comfort, requires a higher degree of experience, knowledge and talent. In order to select and buy a home in Paradise Valley or Scottsdale it is equally important to have an agent who absolutely knows the market or you may at risk of losing hundreds of dollars prior to moving in the first piece of furniture.
