Scottsdale Home Prices and Trends October 2026. most importantly covers several market segments and each are experiencing very different “ups and downs”. Let’s first look at;  the higher end of the Scottsdale Luxury Market.  Specifically, the average, slightly larger, luxury home size in Scottsdale between 5400 square feet and 7400 square feet.

Scottsdale Home Luxury Inventory and Sale Numbers

There are currently 60 available on over 22,000 square foot lots built up to 2014 – Recent Sales of those homes sold for an average of $594.00 per square foot with an average of being on the market a 134 days. With a list ask to sale number of minus 6%.  In 2025 , using that same criteria, the average per square foot sale price was $572.00 so again in one year a 3.77% increase in sale prices with days on market being nearly identical. The average sale price in this category was  $3,740,000 in 2026.

Scottsdale Luxury Home Prices between 2400 and 3600 square feet

Average per square foot price  was $514.00 and the average sale price was $1,585,000 for 3086 square feet – Again  – This is for homes built up to 2014. Most reports ‘lump’ old and newer homes together, this is an amateur mistake,  as is not separating out size of homes and price point. In 2025 using the same criteria , homes sold in this criteria at $513.00 per square foot. Meaning in the typically more typical loan heavy price range – prices were essentially FLAT .
